Schedule a 4 to 5 hour block of time during which you can devote your undivided attention to the Inspection.

Children are great (I have 3 children and 3 grandchildren) but, please make arrangements so that the kids don't have to be there during the Inspection.  As wonderful as they are, they will draw attention away from what we need to accomplish.

If you must meet other professionals or tradesmen such as carpet installers, painters, or decorators, on the day of the Inspection , try to arrange it so that they are taken care of before or after the Inspection.

If you wish to have a friend or relative to look over the house, please have them visit at another time.

The utilities must be connected and turned on. If the house uses gas, the appliances that use gas should be have pilot lights on (if required). The inspector cannot turn on the gas or ignite pilot lights. The  main water supply valve must be on. The inspector cannot turn on the water.  Ask your realtor to contact the seller to make sure all utilities are connected, turned on, and in a Normal operating condition.

INFORMATION THAT HELPS
The seller should make available any documentation concerning improvements, repairs, appliances purchased since the house was obtained by them. Owner's manual or Instructions for the gas log insert, heater, or other appliances.

These are very important:
  ** Roof Repairs or Replacement including Skylights
  ** Appliances that convey - especially the dishwasher
  ** Water Heater Replacement
  ** Furnace, Air Conditioner, or Heat Pump
  ** Additions or structural remodeling (what, when, where)
  ** Driveway paved or repaved


These are nice to have:
   Refrigerator - Windows - Doors - Electrical Service Update
   Well Pump - Pump Pressure tank - Sewer/Septic Line repair or replacement
   Installation of water conditioning or filtration systems


If the house is occupied or still be used for storage, ask your realtor if the seller can try to make sure that things like the electric service panel, water heater, and furnace are clear for our access. If there is a basement, the inspector will like to be able to see as much of the walls as possible.  If attic access is through a hatch in a closet, please have any clothes or belongings moved out of the closet before the inspection. We don't want to get attic insulation and dust on personal belongings. The inspector cannot move things out of the way.

As a purchaser, the Inspection is your opportunity to re-examine the house by visualizing it through the eyes of an impartial third party house specialist. Be prepared to learn strengths and weaknesses of the home. Dress casually and comfortably. If you have a list of questions or concerns, please bring them with you.

Just a note, if you are scheduling an Inspection on new construction, please contact the Builder's Site Manager first to be sure that the Inspection fits into their schedule.

As a Seller, the things that you do to aid in the inspection process will reflect back positively on your willingness to speed the contract through to closing. The inspector is not there to ruin your day. His job is to perform an inspection according to published industry Standards of Practice.

Please be sure that all utilities are on in the property. If you are able, at least 24 hours before the inspection, make sure that things like the hot water heater, furnace or boiler, and all appliances (if conveying with the home) are on and working. The inspector will need access to all parts of your home. Please pay particular attention to accesses to the attic, furnace, electrical panel, crawlspace or basement. If you have an attic access in the ceiling of a bedroom closet, please remove the clothes that may block access. Please be aware that some amount of attic insulation will probably fall out of the attic opening. Some homes have 2 or more attics and there should be an access for each one.  Access into crawlspaces is also required.

The electrical panel is often hidden behind large furniture or other stored items that will need moving before the Inspection. The inspector cannot risk damaging your property by moving it. The electric panel cover is sometimes painted over and even have been found caulked or covered by wallpaper. Removing the cover, which is required,  may require cutting the wallpaper, paint, or caulk. Please expect that it may not look as nice after being opened as it was before. The inspector is not required to restore it to the original condition.

Inspectors need full access into the utility room and/or garage. If there is a lot of storage in the room, please clear it out of the way. You will want to be sure that there is no flammable materials stored next to the gas or oil fired furnace, nor by the gas water heater..

If you have warranties and owner's manuals for the appliances, or for special repair work that you've had done, please leave them out for the purchaser to review or copy. If you have a thermostat that requires special instructions on how to use, please also make those instructions available.

Most listing agents will  NOT recommend that you be present for the inspection. It is difficult to hear an inspector critique your home. There may well be problems of which you are unaware. If there are tenants living in the property, please be sure they are aware of the inspection appointment, and if possible, that they not be present. If pets live on the premises, please be sure they are not at the home or confined out of the way during the inspection.
